Creating a vibrant, inclusive community with sustainable, high-quality housing in Ballincollig.
The Poulavone Housing development in Ballincollig features 64 units, including 8 apartments and 56 single and two-storey houses. This diverse mix includes 8 Age Friendly units and 2 Universally Accessible homes. The development is seamlessly integrated into the existing community with two access points through established housing estates.
Architecturally, the project boasts brick-clad apartment buildings at the entrances, creating high-quality landmark structures. The design prioritizes community with Homezones, terraces, and a playground to foster a sense of neighborhood and prioritize cyclists and pedestrians. Completed in approximately 20 months, the project utilized traditional building methods with a focus on efficiency. Sustainability is a key feature, with energy-efficient units achieving A2 ratings, adhering to Department of Housing guidelines for denser suburban typology. The creative planning includes thoughtfully designed streets, terraces, and open areas with passive surveillance to ensure safety and community engagement.
eml architects led the project from design to construction, acting as Team Leaders, Design Certifier, Assigned Certifier, and PSDP. The collaborative approach ensured a smooth construction process, with no referrals to the Project Board and a highly efficient delivery by the Main Contractor, Murnane O’Shea.
