This project involved the complete refurbishment of two, three storey apartment blocks, located beside the train station on Parnell Street in Limerick city centre. The project is part of the city’s regeneration programme and will provide sustainable living for the residents close to all amenities and services. The completed development provides twenty. social housing units.
We carried out extensive thermal upgrade works, a complete new M&E fit-out (with the primary energy being sourced from renewable sources) with significant air tightness measures. Other works included new brick façade to the public faces of the building, external rendered wall insulation to the rear elevations and full upgrades to individual units to satisfy building regulations. The design allows for the provision of apartments with generous balconies on the 2nd floor and two storey duplex units on the ground and first floors with the benefit of the large gardens to the rear.
The apartment blocks, dating from the 1950’s, had been disused for many years. The buildings form an important urban edge in this part of the city centre, opposite The People’s Park. The original design had 2 storey residential units located above single storey units with rendered masonry construction and tiled pitched roofs.
The buildings were stripped back to just the outside walls and some of the floor and roof structure. (The Main Contractor opted to provide a new pre-fabricated truss roof structure, rather than retain and add to the existing roof timbers).
The entire urban realm to the public face of the blocks was redesigned to become a more pedestrian friendly space, with quality finishes and landscaping elements.
The blocks provide 20 residential units, with quality rear gardens for the houses on the Ground and First Floors, recessed balconies to the Upper Floor apartments, and shared parking / privacy zones to the front of the units at street level.
