Located on the Dock Road in Limerick, the site is enclosed by pedestrian laneways on both sides stepping up from the Dock Road to Cogan Street.

In keeping with its Docklands context a palate of industrial materials including steel, blue brick and glass was used. Vertical panels of zinc were used on street elevations and on the top floor. A crisp white reflective render was employed in the laneways to accentuate light and add contrast. 

This development offers five floors of apartment accommodation above a double height retail unit at street level. The 46 two-bedroom apartments are grouped around two open atria, one of which is planted, and these are connected by a third atrium with a glazed roof above. This provides pleasant, airy and open public spaces within the building. The apartments all have balconies and are orientated and designed to maximise natural light.
