Urban regeneration, providing an exceptional civic function, a public space and gateway to Killarney.

At the heart of this project, was the notion of urban regeneration, providing an exceptional civic function, a public space and gateway to the town, to fundamentally change the attitudes of those passing through it. The project called for a turn-key development, focusing particularly on the quality of the work environment, accessibility and environmental sustainability, with an emphasis on design and quality of materials.

eml won this important commission In collaboration with PJ Hegarty. It was commissioned as a turn-key, design and build project to offer a high quality office environment with universal access throughout and an exceptional level of environmental performance in its ongoing use. It was designed with a BMS operated ‘active façade’ to use its thermal mass to modulate the internal temperature in lieu of air conditioning. The floor plates are designed to minimise solar gain and glare while a shallow plan depth maximises natural light and cross ventilation. Other environmental innovations include a rainwater recovery to provide a portion of the water supply for cisterns and irrigation, a green roof and roof mounted PV panels etc.
